Listings that stay accurate

A brokerage with a thousand listings and a manual process will always have stale prices, duplicated units and properties advertised after they have gone. Portals penalise that, and buyers lose confidence quickly. The underlying problem is that the unit, the listing and the advertisement are treated as one record when they are three.

We separate them. A unit exists once, with its building, floor, area and ownership. A listing references that unit with a price, an availability window and an agent. An advertisement is a published instance with its own permit reference and expiry, so the system can withdraw it automatically rather than relying on someone remembering.

Brokerage: leads, viewings and commission

Agency systems fail at the boundaries. A lead arrives on WhatsApp and never reaches the CRM, a viewing is booked but not linked to the unit, a deal closes and the commission split is calculated in a spreadsheet three weeks later. Each gap costs revenue and none of them are hard to close.

We build lead capture across portals, web, phone and messaging into one queue with routing and response-time tracking, then carry the same record through viewing, offer, contract and commission. Managers get a pipeline they can trust, and agents get fewer places to type the same thing twice.

Property management is where the volume is

Once a building is occupied, the software has to handle tenancy contracts and renewals, post-dated cheque and instalment schedules, maintenance requests, service charges, move-in and move-out inspections and owner statements. Tenancy registration and renewal in the UAE follow a defined process, and the system should produce what that process needs rather than leaving it to an administrator's memory.

We build tenant and owner portals in Arabic and English, a maintenance workflow that reaches the technician on a phone, and reporting that gives the asset owner occupancy, collection and arrears without a monthly assembly exercise.

Questions

Yes, using each portal's published feed or API, with per-portal formatting and a failure report so you can see what did not publish and why. Portal accounts and contracts stay with you.

If your CRM works for the sales team, we usually keep it and build the listing, permit and property management layers around it. We recommend replacement only when the CRM is the thing blocking the operation.

We model the permit reference and its expiry against each published advertisement, and the platform withdraws or flags listings when a permit lapses. Obtaining permits remains your regulatory responsibility.

Both portals are built in Arabic and English with equal treatment, including documents, statements and notifications. Direction-aware layout is part of the component library, not a later patch.
